Warm white Luminair permanent lights on a stucco two-storey roofline in southeast Calgary in winter

Douglasdale, Douglas Glen, and Riverbend are established southeast Calgary communities near the Bow River, south of Glenmore Trail. Most homes here were built from the 1980s through the 1990s, so the streets are a mix of front-garage two-storeys, bungalows, and bi-levels, many on mature, tree-lined crescents. Permanent lights go up once, read as trim in daylight, and give you warm white every night and holiday colour when you want it—no ladder on an icy driveway every November, and no tangle of strings to take down in January.

This page is the neighbourhood guide for these established southeast communities. The quadrant overview is permanent Christmas lights in SE Calgary; nearby are Lake Bonavista, Midnapore and Sundance and McKenzie Towne, Copperfield and New Brighton, and for the house styles common here see permanent lights on Calgary bungalows and split-levels.

What a permanent system is

A professional permanent system is colour-matched aluminum track fastened along the fascia or soffit, with fully sealed IP68 LED modules sitting inside the channel. A dedicated warm-white channel handles everyday architectural light, and colour channels cover Christmas, Halloween, Diwali, Canada Day, Flames nights, or whatever you schedule in the app. In daylight the track reads as part of the trim. Nothing is clipped to an eavestrough, and nothing comes down in January.

  • Douglasdale and Douglas Glen. Mostly two-storeys and bungalows with attached front garages, plus some larger homes on bigger lots and a few townhouse pockets.
  • Riverbend. One of the older communities in the group, with many bi-levels, bungalows, and two-storeys, often with a garage at the front and a long, simple eave line.

Front-garage two-storeys

The most common home here is a two-storey with an attached front garage, often with a gable over the garage and another over the entry. That layout lights well: the garage eave gives a low, wide line at the street, and the upper eave and peaks frame the house above it. Many owners start with the full front—garage plus upper roofline—and add the sides or back later, since the track and controller are designed to extend. The attached garage is usually the obvious spot for the controller.

Bungalows and bi-levels

Bungalows and bi-levels have long, low eaves that are easy to reach and look clean with a single continuous line. On a bi-level, the raised main floor puts the front eave a little higher than a bungalow, but it is still usually a short ladder job. These homes are often the most affordable to light because there is less height and fewer peaks. More in permanent lights on Calgary bungalows and split-levels.

Thirty-year-old fascia, reroofs, and hail

Homes built in the 1980s and 1990s have often had at least one reroof, and many Calgary roofs have been redone after hail. Because the track fastens to the fascia or soffit, we check its condition at the quote: soft, cracked, or hail-dented fascia is better repaired or wrapped first. If a reroof or new eavestroughs are planned, it usually makes sense to do that before the lights go on. Mature trees on these crescents can also crowd parts of an eave, so we plan ladder placement and tell you if a section cannot be reached safely. See permanent lights and Calgary hail.

Community rules

Lights on your own detached house are generally your call. Townhouse and condo complexes usually have a board that controls the exterior, so check what applies before booking. A colour-matched track that reads as trim in daylight is usually an easy conversation. See permanent Christmas lights and Calgary HOA rules.

River-valley weather

These communities get the same deep cold snaps and chinook thaws as the rest of Calgary, with meltwater running to the gutter line and refreezing overnight, and open spots near the river valley can catch the wind. Clip-on strings on an eavestrough take the brunt of that. Fastened aluminum track with sealed IP68 modules mounts to the fascia or soffit, not the eavestrough, has no loose wire to catch the wind, and carries a 10-year warranty on the lights. What it costs

Price depends on the linear footage of eave you want lit, the number of gables and peaks, and how the high runs are reached—not on the community name. Published Canadian industry ranges commonly sit around $3,000 to $6,000 for a front-facing install; on many average two-storey Calgary homes the conversation often lands near $4,000 to $5,000. Bungalows and short fronts can come in lower; wide fronts, multi-gable roofs, walkout rear eaves, or full-home coverage run higher. Those are industry ranges for context, not a Luminair quote. Luminair measures your roofline and gives a fixed price. See the Calgary permanent Christmas lights cost guide.

Common questions

Does Luminair install permanent Christmas lights in Douglasdale, Douglas Glen, and Riverbend?

Yes. Douglasdale, Douglas Glen, Riverbend, and nearby southeast Calgary streets are part of the Calgary-area service area. Request a quote and we will confirm scheduling for your address.

How much do permanent lights cost on a southeast Calgary home?

It depends on linear footage of eave, the number of peaks, and height rather than the community. Published industry ranges are roughly $3,000 to $6,000 for a front-facing install, and bungalows and bi-levels can come in lower. Luminair measures and gives a fixed price.

My home is from the 1980s or 1990s. Is the fascia a problem?

Usually not. We check the fascia at the quote, and if it is soft, cracked, or hail-damaged we will recommend repairing or wrapping it first. If a reroof or new eavestroughs are planned, do that before the lights go on.

Can I light just the front now and add more later?

Yes. Many owners start with the garage and upper front eave and extend to the sides or back later. The track and controller are designed to extend.

Will permanent lights hold up to chinooks and cold snaps?

The track is fastened aluminum with sealed IP68 modules, mounted to the fascia or soffit rather than the eavestrough, so it does not sit in meltwater or flap in the wind. The lights carry a 10-year warranty.
