Permanent soffit lighting is a slim LED system mounted once along the soffit, fascia, or roofline of a house. In daylight it reads as trim. After dark it is warm-white architectural light, or any colour you want for a holiday, from your phone. What soffit lighting actually is

The soffit is the underside of the eave, the board you see when you stand at the wall and look up. Permanent soffit lighting lives there, or on the fascia just in front of it, inside a low-profile aluminum channel colour-matched to that trim.

Soffit lighting vs pot lights vs Christmas lights

People search “soffit lighting” and get three different products. They are not interchangeable.

  • Recessed soffit pots cut holes in the soffit board and throw a cone of light at the ground: porch, walkway, the top of your head. Useful. They do not light the house, they do not change colour, and they are a different trade.

  • Permanent soffit / roofline track lights the architecture. Walls, gables, the line of the roof. Warm white every night, colour when you want it. No holes in the board, no annual ladder.

If you want the driveway brighter, ask an electrician about pots. If you want the house to look finished after dark, you want track.

Why Calgary searches say “soffit lighting”

Across Calgary, Airdrie, Cochrane, Chestermere and Okotoks, homeowners use “soffit lighting,” “eave lights,” “roofline lighting,” and “permanent Christmas lights” for the same install. The hardware is the same. The search term is not.

That is why a page has to say soffit if it wants the people who type soffit. The system still sits on the eave whether you found it looking for Christmas, Stampede curb appeal, or a lit house on a dark January commute.

Treat published figures as planning bands for a measured quote, not a fixed price list. On many average two-storey Calgary homes, a professionally installed front-facing system often lands somewhere near $4,000 to $5,000, inside a broader Canadian industry band of roughly $3,000 to $6,000. What to ask before anyone drills

  • Is the track colour-matched to your soffit, or a stock black/white channel?
  • Is everyday white a dedicated warm-white chip, or RGB mixed to look white?
  • Are the modules IP68, or a splash rating?
  • What is screwed, and what is stuck?
  • Does the warranty cover track, LEDs, and controller, and for how many years?
  • Which elevations are in the quote: front only, or garage and sides?
  • How does the installer handle chinook freeze-thaw and deep cold on this eave?

If those answers are vague, the price is not a bargain. It is incomplete.
